However as everyone knows it's the little things that make a big difference. Basic things like toilet paper - which we were provided four rolls to cater for 12 people for a 7 day stay. Seriously, when you're collecting over eight thousand dollars a week in rent, surely you can afford ten bucks for a 24 roll pack of toilet paper from the local BP not to mention some complimentary soap and shampoo in each of the bathrooms and more than a handful of coffee pods.

    Very rude and unprofessional!

By day six, with children complaining of ear aches, runny noses and itchy from all the pool chemicals, understandably the adults had all had enough and decided to cut the trip short.

Asked by Unique Estates why we were leaving early we simply told them the truth. Not wanting to make a big fuss about it, we simply suggested that the owner may wish to offer us some compensation for the poor state of the pool. To be honest we weren't expecting much, just some sort of recognition that our rather expensive family holiday to Byron Bay had been spoilt through no fault of our own.

Then there was the ceiling fan in one of the bedrooms, which wobbled so much that we wouldn't turn it on for fear of it falling off. Hardly pleasant for the unfortunate adult staying in that room, who had to try and sweat his way through the heat wave we experienced. In the end, they had to sleep on the lounge instead.

Then there's how you deal with problems and issues as they pop up during a stay. Issues like the pool being green, murky for the first 4 days of our stay, totally un-swimmable for the 5th day (as it had been treated with toxic chemicals for Mustard Algae) with the bottom of the pool only becoming slightly visible on the 6th day. Told it was 'safe' to swim in, none of the adults dared to enter the water despite it being one of the main reasons we rented the house. However, with a slide into the pool tempting them, there was no chance of keeping the kids out. We should have known better as it wasn't long before the ear aches set in.

We have bought, sold and rented with Unique Estates and they are the Gold Standard for all of these Real Estate Services.

How on earth the timber floors could possibly have been scratched we do not know. During the stay not one of us had worn our shoes in the house out of respect. If there had of been any scratching (we certainly didn't observe any) it must have been there before we arrived. During the multiple visits to the property, where the owner stood in the area claimed as damaged, not once was anything spotted or said. How it mysteriously became so "significantly scratched" by barefooted children I have no idea. Strangely no photos of the said damage have been offered.

As a regular visitor to Byron (I have stayed in over 20 different properties there over the last 15 years) I can say that there are plenty of better properties in superior locations that are cheaper and better maintained by more generous not too mention more considerate owners. I'd encourage you to seek these out before choosing to stay in this property.

A couple of days later, after much chasing on our behalf, we finally got the owners response via the agent. Instead of being even slightly apologetic, they went on the attack claiming that we'd scratched the timber floors and therefore the weren't going to offer any compensation.

Sadly it's the worst experience I've ever had renting a holiday house. Being the one who booked it for the three families, I feel totally embarrassed and have sent them each a case wine in lieu of the compensation the owner should have offered to retain our goodwill.

Some friends and I recently rented a large property in Byron Bay where Unique Estates were the managing agent.

Unfortunately the Holiday Management team is either incompetent, dishonest or both! Our holiday rental was full of rubbish, not stocked and poorly managed. Numerous issues took far too long to be dealt with or were not dealt with at all.

When we outlined our poor experience they went on the attack with ridiculous claims of damage.

And the washing machine that didn't work because that power circuit had failed. And the bins that were all overflowing upon arrival. And the constant stream of ants that were roaming through the kitchen. And the lack of basics like coffee, soap, milk, toilet paper, cling wrap...all of which had been skimped on too.
